Here are some key points you should use to create a effective vision board.

(1) Connect Your Feelings with The Pictures

Lets start off by getting a large sheet of white paper (6 feet by 6 feet. In Singapore, we call this
mahjong paper).

Next, you need some unwanted magazines. You are going to flip through these magazines and cut out the pictures which catch your attention. If you can't find the appropriate pictures, go to the internet to search for them and print them out with a color printer.

Next, go through these pictures which you have cut.

Ask yourself why do you choose them? How will you feel if you already have all these things in reality? Remember the positive feelings which you have.

(2) Keep Those Pictures Which Give You Positive Feelings

After Step 1, you may realize that you do not want some of the pictures you initially thought you want.
It is absolutely alright to feel in this way. You have just heightened your awareness level to what exactly will make you feel happy.

The key is you should only have the things you want on your vision board. There is no compromise on this. Even if you only end up having one picture, so be it.

A vision board, like your life is a self-discovering journey. Along the way, you may discover other
things you appreciate in your life. You can still cut out those pictures and stick them on your vision
board.

(3) Use Big Pictures

Use big pictures and big words to represent your dreams. You want to be able to see your vision easily.

(4) Do not Limit Your Imagination

In one of the interview report, Bob Proctor said that one common mistake people made was they often go after what they think they can achieve rather than what they really want.

Your task is to declare your true intention to the universe. Do not limit your imagination to what you
can ask for based on your perceived value of what you can achieve currently.

You do not need to know how to achieve your dreams. This is Universe's domain knowledge.
When your energy level and thoughts are in alignment, the universe will show you the way.

(5) Pin Your Vision Board At a Convenient Place

Once your vision board is ready, pin it up at a place where you can see it everyday.

Ideally, this place should be somewhere you will see first thing in the morning and last thing before you sleep.

See your vision board twice a day. Remind yourself of the feelings attached to the pictures you have cut out. Carry this feeling with you throughout the day and release it to the universe through your actions.

Now some of you may still doubt if this works. It absolutely does! How do i know? I did the same thing

How Much Does an Average Website Cost?

This is a question that is often asked by businesses that are trying to price out companies for web design and development. Before we get started I want to note that there is a difference between website design, website development, and web marketing. The differences are listed below:

Website Design - creating the overall layout, design/look and feel of a website. Developing the flow of how a page will look or where the content of the site will be placed. Website Development - Taking the website design and bringing it to life via HTML/CSS and/or other web scripting/programming languages. Also, website development is the process of adding additional functionality to an existing website such as eCommerce, content management systems, and etc... Web Marketing - taking the designed and developed website and promoting it via the web. Using outlets such as social media, Search Engine Optimization (SEO), Pay Per Click, and etc...

These services are usually intertwined when a company or person is explaining that they need web work done. With that out of the way let's go into the reasons why web companies/freelancers charge what they charge and how they come up with their price.

How Much Does an Average Website Cost?

How is price determined?

There are many aspects to consider when pricing out a project, but the main one is time. A freelancer/web firm will listen to you (the prospective client) explain the website of your dreams and from there they will base the price around what was discussed.

Some things that will increase the price are, the time frame in which the project is to be completed, support, consultation, or detouring from the original scope of work.

Other factors that go into creating a price quote for web services are the amount of resources, experience, and knowledge of the professional(s). There are a couple of common ways to bill; one is to require half up front and half on delivery of the project. The other 50% is due after the agreed upon scope of work is completed. Other variations can be a 50% upfront, 25% on first set of deliverables, and the final 25% on project completion.

Another way is to be billed hourly. Being billed hourly seems to be the less popular way when getting a website developed. Most of the time billing hourly comes into play when providing advice or after a project runs longer than expected. Monthly fees usually occur with web hosting packages or if you agree to some type of maintenance plan.

Keep in mind that websites should be built with room to scale with the growth of your company, unless specified otherwise. Today your need may only be to have an online location to display information about your products or services and tomorrow you may need to provide a way for your customers to order online. A well thought out website will be able to handle this transition.

Determine what you need your site to do for you - do you need to inform others on the services or types of products that you sell? Do you need to sell items online? Do you need to create an online community revolved around a theme or set of topics? Write out how a website will help leverage your business, or if you are doing business solely on the web explain in greater detail the process on how you will make money or see a return. A brief explanation is always nice to hand over to a web specialist so that they can have a little guidance and understanding on what is valuable to you, also it will let them make suggestions based on what has worked for previous clients.

If you are like me you want to have a general idea on how much something cost so you do not have to waste time on calling around only find out that you are not prepared. So, I have put together some generic numbers to help illustrate how much you should expect to spend. Keep in mind that these prices are not in relation to any one company they are just the ranges of what I have seen or heard. Also, remember that each firm/freelancer charges differently, you may have to pay all up front, half, 25% or make some type of deposit to get work started.

This is a great place to start out at if you have never had a website created before. Typically the services included are a custom web design and HTML/CSS coding to bring the design to life. If anything such as a contact form, animation(s), or anything extra outside of the design and development scope you will be charged extra. Remember these are the lowest prices I have seen or heard of, I am not claiming that you will receive superior craftsmanship at these prices but it will certainly get you a website.

Expert Advice: Always strive to have work done by the most professional and service friendly. The higher price does not always reflect skill or more importantly people skills. A lot of my clients are ones who have made a switch from a company that never answers the phone or doesn't do what they are supposed to do. Dig deeper than the portfolio, do not ignore it just dig a little deeper and see how he/she handles business.

eCommerce Website (add/edit/delete products or information)
eCommerce websites can and should be used in addition to your physical store front. The only difference is that the physical more than likely closes at night and the online location stays open day and night - year round. When looking to get an eCommerce website built you should consider the ease of use (adding/deleting/editing items in the inventory), stability, and how well does it integrate with your current site (assuming you have one).

Expert Advice: If you do not have a 00.00 plus budget I would suggest going with a freelancer or student. Start out small and upgrade! It makes no sense to pour tons of money into something that you have no idea on where it will lead you. However, make sure that you will end up with a professional and presentable site; no one will buy if the site doesn't look legit. Remember, money doesn't automatically go into your bank account if you spend 00.00 bucks on a website. Evaluate where your business is now and think about where you would like your website to help take it in the near future.

Interactive websites are websites that keep your attention and have you coming back hourly, daily, weekly, monthly, etc... These sites are ones that display your favorite celebrity gossip, catch up on sports scores, or watch funny videos online. These sites are database driven and heavy on the dynamic content. Because, these sites are reliant on a database and require heavy back end programming the price sky rockets. Also, these sites are often found by search engines and have a way of self marketing themselves based off of their content.

Expert Advice: If you have never had a website built before I would suggest looking for free or low priced alternatives. There are plenty out of the box solutions that will get the ball rolling, you can always upgrade later. Sites like these tend to snowball and turn into a frequently visited site, unless you have tons of marketing dollars to back it up.

No matter which way you plan to go always think ahead and be prepare yourself for the amount of time and money you may have to put in for your business to take that next step, or to serve your customers better and faster. As I stated earlier in this article evaluate where your business is now and think about where you would like your website to help take it in the near future. Understood! Thanks for the jargons! But Dear Wikipedia is this 'collection' a product or a service?

One school of thought says that it is a product that a web designer manufactures and sells to the end user. Various graphic designing and coding tools are used to create this New Product.

Others argue that a website is a facility that is provided to the customer just like a salesman's. A salesman is not a product, he provides services to the company, and so does a website. A website is simply the online representation of someone or something; there is no product involved.

Sexy Panties - Why Men Love Them and Women Need Them

There's a difference between women's underwear and sexy panties. Underwear is functional. It is worn for sanitary purposes. Sexy panties are about femininity, self-expression, and style. Sexy panties are perhaps the only item of clothing that can influence the mood of both women and men.

While panties may have evolved over the years as the embodiment of female sexuality, they did not start out that way. Their original purpose was to cover-up and minimize a woman's feminine features.

The first "panties" were the brainchild of Elizabeth Miller, but Amelia Bloomer revised them during the 1850's. They were essentially long, baggy pants ending at the ankles (a.k.a. "bloomers"). In the late 18th century bloomers got two other nametags - knickers and knickerbockers.

When the roaring 20s arrived, signaling the end of World War I, young women began wearing shorter skirts for greater comfort while dancing. With all of the high leg kicking that was taking place, undergarments went from being a private article of clothing, to potentially being a public display of intimate fashion apparel.

As a result the first pastel panties were designed and the word "lingerie" first appeared in public. The term lingerie derives from the French word 'lin' which means linen. During the beginning of the 20th century it was still being called underwear and was worn mainly for hygienic purposes. It was at this time that bloomers began to shrink in size.

FREDERICK'S Of HOLLYWOOD

In the 1940s, Frederick's of Hollywood opened shop in Hollywood. They began turning out prettier undergarments, lingerie, and corsets. Many viewed these more fashionable undergarments as "hooker" attire. After all, why would a respectable woman need raunchy panties?

Thus, any pretty and/or fashionable garments worn under clothing were deemed as lingerie; which was associated with bad girls who did bad things...that men liked. Frederick's of Hollywood still carries this stigma today and as a result, has been overshadowed by Victoria's Secret as a more "respectable" undergarment retailer.

Colorful, bright, sexy, and flashier fashions of women's lingerie were becoming available. More fabrics such as cotton, satin, lace and silk began to be incorporated into the makeup of women's lingerie, making them more desired by females and more sensual to males.

SEXUAL REVOLUTION

This is perhaps the great turning point when panties became more than simple hygiene products and were viewed as a symbol for sexuality and eroticism worldwide.

During the 1960s, there was a stir about the old, traditional views of women's undergarments, which some people wanted to look more like females' anatomies. Female anatomy was largely misunderstood due to censorship of the subject. Some feminist women were complaining that traditional women's undergarments were created to impose control and distort the appearance of women's figures (which it originally did).

This movement caused many females to have a new outlook on their undergarments. The underpants began to be made more like women's anatomy, as designers experimented with different cuts and fabrics. The underpants got smaller and skinnier and began to be more openly sexualized.

Then the 70s and sexual liberation arrived. Inhibitions diminished and so did the tolerance for grandma panties (which is what bloomers were now called).

THONGS

While many credit Rudi Gernreich with introducing the first modern thong back in 1974 - in this country - it was actually the Egyptians, conceptually, who were one of the earliest people to wear them. The loincloth, worn thousands of years ago by them, is likely to be the first undergarment worn by humans and it evolved into the thong over the years. So, ironically, it was first worn by men in ancient times before it evolved into part of women's lingerie in modern times.

The thong, originally called a V-back, are a special type of underwear that ride high on the hips and leave the bottom almost completely exposed. They were also worn for many years by exotic Brazilian dancers during festivals. Thongs also grew in popularity during the 80s in South America and were used as swimwear at the beaches. The popularity of the thong spread to various parts of the world in the late 80s.

In the US, the thong had to gain acceptance before it gained popularity. In the early 90s R&B vocalist Sisqo and his famous "Thong Song" helped with both. Today, the thong is one of the best selling styles of undergarment in the world. The size of the lingerie industry is said to be over billion a year. The rest is history.

Because most articles of this nature are written by women, I thought it would be nice to offer a male point of view on the sex appeal of various types of panties and why men love them.

G-STRINGS

Commonly referred to as "butt floss" because they are made with the least amount of material, G-Strings are a woman's best defense against panty lines. They are virtually invisible under snug or tight fitting pants. G-Strings look best on the woman who has a rounder, more well-defined ass.

For women who lack plumpness in that area, a G-String with a triangle back will add more definition to your buttocks and make them appear rounder in the way that thongs do. Thongs are best for visually enhancing and adding definition to less defined buttocks.

MICRO G-STRINGS

This is a relatively new G-String. It has a low front panel, which makes it smaller than a G-string. While I like the concept and the visual, Micro G-Strings seem very impractical and slightly uncomfortable, but very, very erotic. Perhaps best for "situational" use.

V-STRINGS

These are a hybrid between Thongs and G-String. They have more material and cover a greater portion of the buttocks than G-Strings. They also provide greater ass definition for those who need it, but lack the comfort of G-strings.

C-STRINGS

A C-String is a type of thong that has only a thin string connecting the front piece covering the vagina. Unlike the more popular G-String, V-String, and T-String, the C-String does not contain a waist band. It is held in place by a flexible frame which "clamps" onto the body. It looks more like a space age medical device, but clearly it's easy to remove...which can have its benefits.

T-BACK THONGS OR T-STRINGS

This thong has a wide waistband going around the back. The T shape is made by the juncture of the waistband part merging into the back material of the thong. This version of the thong is perhaps the least favorite among men. It looks and feels like a belt. The material in the waist seems excessive.

BOY SHORTS

Boy shorts, also known as boy short panties, boys' cut, booty shorts, shorties, tap panties or boy-leg briefs are a sort of lingerie that goes all the way down the hips. Some stop short of the length of the hip to reveal a portion of a woman's "cheeks" for titillation. They are similar in style to male boxer shorts - but are tighter and of course, much sexier. Men like them because they are fun, flirty, and sensual. If you have nice, plump, round buttocks, boy shorts will accentuate your assets.

BIKINI BRIEFS

The classic bikini is still sexy - subtle, but sexy. They come in many variations. Bikini underwear can refer to virtually any undergarment that provides less coverage to the midsection than traditional underwear, panties or knickers. As much as men love the aforementioned panties, bikini briefs tend to outnumber most panties in a woman's undergarment supply.

These are Bikini-style panties with either a peephole or a lace-up in the back, so named for the "cleavage" view they create. They don't do much for men; though they seemingly provide women with more air, should they desire it.

BACKLESS PANTIES

These are...interesting panties which do away with backside fabric completely and are held up by a band underneath the buttocks. Hmm...can't see the point of them.

On the Flirty Lingerie website I read the most powerful and intelligent statement about sexy panties...which was written by a woman:

"When a woman passes a mirror she may pause to see if she is all put together. That includes her hair, makeup, teeth and so on. Never is the focus on the panties she is wearing and perhaps rightfully so. I don't advocate that a woman should check out her underwear throughout the day for obvious reasons. 14 Steps to Take Before You Purchase Land For Development

DUE DILIGENCE can make the difference between failure and reaching success when it comes to any purchase, but especially when buying property for development. I know you wouldn't do it, but I am often amazed that some people will purchase acreage with the intention of splitting and making some money without at least checking on whether the proposed split is feasible or even legal. Never rely on anyone's say so, even your real estate agent's, that you can easily split land and turn a profit. Even if the proposed split is legal, a developer must still determine whether a state public report will be required prior to lot sales and what getting one issued will involve. Always exercise due diligence before you make your offer; Failing that, certainly before you close your deal.

1. START by asking your agent if a state public disclosure report is available on the property in question. Among others, this is a good reason to use a licensed real estate agent. All licensed real estate professionals are required to receive training on real estate laws and are required to keep up on that training. In addition, an agent can be considered to have acted in concert when selling property if they knew or should have known that the sale they closed required a public disclosure report, so an agent has a high motivation to exercise their own due diligence. If you are not using an agent, most states have Department of Real Estate (DRE) websites with subdivision disclosure information available. For further information, contact your state DRE office.

2. ASK your agent for a property profile. A good property profile will include current ownership and their mailing address, site address, parcel number, census tract, housing tract, lot number, legal description, plat map, property characteristics, including acreage and latitude and longitude, the last transfer date with document recording number, assessment and tax information, transaction history, detailed sales comparables, nearby properties, demographics, public schools, private schools, plat map, flood zone and crime statistics. If you are not using an agent, there are many free services found on the World Wide Web such as Zillow where you can look up property information yourself.

3. Ask your agent to give you a copy of the deed and any previously recorded Covenants, Conditions and Restrictions (CC&Rs). You don't have to wait for the contract to be written, the property is in escrow and a title search is done to check out these documents. If you are only buying a portion of an existing subdivision, the existing CC&Rs will be important for you to check out prior to purchasing. If you are developing your own subdivision, you will probably be declaring and recording your own CC&Rs.

4. AFTER you have received your property profile, go to the property and walk the entire site to determine its suitability for what you want to accomplish. While it is no substitute for being there, many counties now have public GIS mapping systems that will bring up the parcel in question in high resolution orthophotography and give you street names, whether roads are county maintained, show railroads and give recorded dimensions.

5. FIND OUT about the infrastructure--What is in place, are they adjacent or how many feet are they to your farthest proposed lot, can the facilities be extended and what the costs would be to extend to your proposed project. Take measurements from the farthest lot in question to each facility such as electric, telephone, cable, sewer and gas. Then contact the utility companies and find out what the process and fees are to extend service that distance. If you do not know the local utility companies for that area, pull out the local telephone book or contact the local Chamber of Commerce for a list.

6. NEXT, call the local City or County Planning & Zoning (P&Z) Department and check on zoning or rezoning potential. P&Z will have a Development Services Department as well, although it may be called another name. Ask to speak to the director about your proposal so they can tell you whether this fits in with the General Plan.

7. ASK for a copy of the General Plan and the Area Plan for your project locale. Besides a community history, a Master Plan tracks development trends and projects growth. It identifies county policies and priorities.

8. DETERMINE what is required by your local government entity for your land division. Many counties and cities have the regulations available on the internet. If they do not, call the P&Z that services the area in which you are interested and ask for a copy.

9. FIND more information on flood plains than is listed in your property profile by pulling up a FEMA map for your area at http://www.fema.gov. The FEMA website will even tell you whether flood insurance is required by lenders for the stated flood plain.

10. ALWAYS DETERMINE whether you will need a state public report or other disclosure reporting that may necessitate additional work and fees beyond your land division project. A general rule is that if your split results in more than 5 lots, you will need a special public report, but there are other variables such as common promotional plans and what you may already own within that common promotional plan area; Always determine the rules on this requirement prior to your purchase by calling your state DRE Development Department.

11. CONTACT an engineer to find out what the services may cost to accomplish your proposed land usage, along with the costs of delivering the items required for your public report, certifications from the Department of Environmental Quality, the Department of Water Resources and any local permitting.

12. FIND OUT what facilities you will be required to install based on the acreage of your proposed split. Many counties, especially rural areas, have lot split requirements for 1-acre parcels or less necessitating some or all of the following:

a. Private maintained roadway passable by a 2-wheel drive vehicle.
b. Public maintained roadway (Primary or Tertiary maintenance passable by 2-wd vehicle).
c. Access to electric service or agreement w/ utility company to extend service at your cost.
d. Within a fire district.
e. Direct access to water service pipelines operated by a water company.
f. Adjacent to a paved through road (collector, arterial) serving the area.
g. Direct access to paved road.
h. Direct access to public sewer.

13. FIND OUT ahead of time if your lender will offer partial release provisions for your deed of trust when you begin financing for your improvements. Once you begin your sales out of your new subdivision you must ensure that each new purchaser will receive his lot free and clear of any blanket encumbrance.

14. IDENTIFY the current builders involved in the surrounding areas and find out what the lots and dwellings are selling for and how fast they are moving. Check the re-sale value in the immediate area because this helps determine the sale prices of new construction in the neighborhood. After all, once you develop your property you want to sell it at a profit

These 14 steps should be the minimum of your due diligence investigation and merely represent the key issues that should be addressed prior to investing in development property. The principal reason for due diligence prior to buying and developing land is to determine if the land development would be economically sensible. You can go beyond the above-listed steps and search records for pending divorce, bankruptcy or other life changing events that could affect the amount you want to bid or offer on the property. A pending divorce could mean the principals might be willing to accept less.

Public disclosure reports are meant to protect the public. Among numerous disclosures in a state public report are facilities providers, potential hazards and problems in the area, schools, transportation, hospitals and stores. Property profiles used to only be available through real estate agents and title companies but much of this information is now freely available on the internet. Google "property profile" and you will get numerous hits on where to find this free information. If you cannot find a county website where you can find public recorded documents, call your county recorder and request copies. Once you have gathered all of your information and made the educated decision to purchase your property, make sure you call P&Z to make an appointment for you and your engineer to review your plans for developing. Each area has its own subdivision and development regulations and most are available online.
